If your Airbnb listing isn’t appearing on the first page of search results, you’re invisible to most guests. Airbnb’s algorithm — called Best Match — determines where your listing ranks, and understanding how it works is the single biggest lever you have for increasing bookings without spending a penny on ads.

Here’s what actually moves the needle.

1. Keep Your Calendar Updated and Availability Open

Airbnb heavily rewards hosts who keep their calendars current. If you haven’t touched your calendar in weeks, the algorithm assumes your listing may be inactive or unreliable. Open up at least 90 days of availability, and if you’re blocked out for certain dates, mark them as unavailable rather than just leaving gaps.

Instant Book is also a major ranking factor. Listings with Instant Book enabled appear higher in search because they offer a frictionless booking experience for guests. If you’re worried about who books, use the guest requirements filter — you can require verified government ID, positive reviews, and agreement to your house rules while still keeping Instant Book on.

2. Respond to Enquiries Within the Hour

Your response rate and response time directly affect your ranking. Airbnb measures how consistently you respond within 24 hours, but the algorithm gives extra weight to fast responses. Aim to reply within 1 hour whenever possible. Set up automated messaging for initial enquiries if you’re not always at your phone — tools like Smoobu, Hospitable or Lodgify handle this well.

3. Optimise Your Title and First Photo

Your listing title and cover photo are the first things guests see in search results. A strong title should lead with the most compelling feature — not just “Lovely 2-bed flat” but “Bright City-Centre Apartment with Rooftop Terrace.” Use all the characters Airbnb gives you.

Your cover photo should be bright, professionally taken, and show the most impressive space in your property. Listings with professional photography consistently outperform those with phone photos by a significant margin. It’s worth the investment.

4. Price Competitively with Dynamic Pricing

Airbnb’s algorithm factors in your price relative to similar listings in your area. If you’re consistently overpriced compared to comparable properties, you’ll be ranked lower because guests are less likely to book you. Dynamic pricing tools like PriceLabs automatically adjust your rates based on demand, local events, seasonality and competition — keeping you competitive without you doing it manually.

Don’t be afraid to lower prices for last-minute availability. An empty night earns nothing. A discounted booking covers your fixed costs and keeps your occupancy metrics healthy.

5. Collect Reviews Consistently

Reviews are one of the most powerful ranking signals on Airbnb. The algorithm weighs both quantity and recency — a listing with 50 reviews from the past year outranks one with 200 reviews that are 3 years old. After every checkout, send a personalised message thanking the guest and gently asking them to leave a review if they enjoyed their stay. Automate this with a messaging tool so it never gets forgotten.

Critically — always leave a review for your guests too. Airbnb shows both simultaneously only after both parties have reviewed, so leaving yours promptly encourages guests to do the same.

6. Complete Every Section of Your Listing

Airbnb wants complete, information-rich listings because they convert better. Fill in every single field — amenities, house rules, check-in instructions, local recommendations, neighbourhood description. Listings with full completion consistently rank higher than incomplete ones. Go through your listing today and find anything you’ve left blank.

Pay special attention to your amenities checklist. Guests filter by amenities, so if you have a workspace, washer/dryer, or parking but haven’t ticked those boxes, you’re invisible to everyone searching for them.

7. Reduce Your Cancellation Rate to Zero

Host cancellations are one of the most damaging things you can do to your ranking. Airbnb penalises listings where hosts cancel bookings because it creates a poor guest experience and damages trust in the platform. If a cancellation is unavoidable, contact Airbnb support and explain the circumstances — in genuine emergencies they can sometimes waive the penalty.

A cancellation-free record combined with fast response times, competitive pricing and consistent reviews puts you in a strong position for long-term ranking performance.

The Bigger Picture

All of these strategies help — but they all keep you dependent on Airbnb’s algorithm. One policy change, one algorithm update, or one bad review can significantly impact your visibility and income overnight. The hosts with the most stable, profitable rental businesses combine strong OTA performance with a direct booking website that doesn’t depend on any algorithm at all.
